Floor Plan
An existing-conditions plan: every wall weight, door swing, window opening and ceiling height noted. You send tape numbers, we send back one clean sheet.
Order a planSend the pencil-smudged notebook page, the phone photos with a yellow tape blade in frame, or a laser scan’s cloud of a million red dots. Back come dimensioned plans and elevations — crisp as a freshly sharpened 2H line — for one flat fee.
Drawing scale one to forty-eight. ¼″ on paper = 1′–0″ of your house.
One price per drawing set, agreed in writing, invoiced after you say yes. The clock never ticks in the background like a taxi meter.

Order a planThe floor plan plus four exterior elevations drawn from your photos, each with a tape in frame for scale.
Order the pairPlans, four elevations, two building sections, a roof plan and a title block that earns a permit reviewer’s nod. Delivered as PDFs at 24×36 and letter size, plus editable DWG.
Every dimension lands within an eighth of an inch of the number you gave us. If a number looks wrong, we circle it and ask before drawing.
Business days from the afternoon your numbers arrive complete: long enough to check every closure, short enough to keep your permit window open.
Hand us an .e57, .rcp or .las file and we trace the walls out of the dots — the soffit that dips, the stair that isn’t quite square, the floor that slopes toward the drain.
Send a scanSheets back in 48 hours. Call before 3pm Tue–Fri and the pencil starts moving that same afternoon.
More than enough. Pull the tape corner to corner, jot each wall, then shoot every room from two corners with the tape’s yellow blade in frame. We send a one-page guide on the order to measure in, so the numbers close like a loop instead of drifting off the page.
Hourly billing sounds like a meter running in a taxi. You get a price in writing before we open your files and it stays the price. Two rounds of town comments are included; after that it’s $95 a round.
Our sheets carry the things reviewers look for: title block, scale, north arrow, dimension strings, a sheet index. Every town has its quirks, so send us the checklist and we match it. We don’t apply a design-professional seal; if your town requires one, we hand the set to your architect or engineer ready to stamp.
Five business days from the afternoon your numbers arrive complete. Need it quicker? Rush is +$140 flat and sheets return in 48 hours.
Walls have to meet. When two dimensions disagree by more than a pencil’s width, we circle the spot on a markup and send it back before drawing a line. You re-measure one wall, not the whole house.
Sheets as PDFs at 24×36 and letter size, plus DWG files your architect, engineer or contractor can open and keep editing. Nothing is locked, nothing expires.
We draw what’s actually there — not what the 1974 blueprint promised.
Tape & Plumb is a small drafting desk in Poughkeepsie. We never need to walk through your door: you hold the tape, we listen for the snap of the blade and turn what you read out loud into line weights. Smell of graphite on the page, none of the sawdust on our boots.
The tape snaps back, the bob goes still, and somewhere in Poughkeepsie a wall finally gets a number.Rule one, pinned above the drafting table Read how the desk works
Tell us what you’re building and what the town wants. We’ll answer with a flat fee in writing before any drawing begins.
